Hot Properties
This page consists of properties that we believe are
Hot Properties or Good Buys for a number of reasons.
The first category would be our listings of Homes for Sale that we have absolute knowledge of the owner as a reasonable person that would love to receive an offer, wants to move and has equity in the property to make the decision without a bank's final approval.
The next category is property listed by other agents that we've seen inside and out and believe have been on the market long enough for someone to be pulling their hair out just waiting for an offer... any offer.
The Last category is property we've been able to determine is Bank Owned/REO or soon to be Foreclosed upon and has not yet been listed. This category may take much longer to get the bank to accept your offer but there are some great deals, if you're successful.

| Distressed Properties; Notice of Default Trustee Sales Bank Owned |
This category is of properties that are in some degree of distress. The owners have for some reason missed enough mortgage payments that the bank has filed a notice of default, notice of trustee sale or have foreclosed on the property. These properties have not been listed yet with a real estate agent and depending on what phase of distress they are in, the homeowner may negotiate keeping the property. None-the-less, some of these properties will make a great buy for some savvy investors. |
